The challenge
The following snagging survey was carried out for a client who bought their property from a large builder on a former school site. Unfortunately, there were 145 identified defects and the quality of the house was poor. It should not have been handed over to the client in the condition it was in.
Ideally a snagging survey would have been carried out prior to the client completing on the property purchase so that the builder could have rectified the issues before the move in date.
As the client had already taken over possession of the property Lively Professional Services quickly arranged to carry out a detailed snagging survey in order to pick up all snags as soon after the completion date as possible.
Photographs of all defects were taken along with a description of the location and which trade would be assigned to fix the issue. In total 146 defects were identified. The client was provided with a detailed printed and electronic report so he could easily communicate the issues to his builder.
The builder took on the responsibility to rectify the defects identified in the report. Our client was saved from the costs and stresses of having to fix these defects in the future.
